Navarre luxury condo exceeds expectations
NAVARRE, FL - Navarre Beach has long enjoyed the presence of condominiums. But while the strip of sandy white beach across Santa Rosa Sound might be peppered with pastel houses, hotels, and condo communities, the mainland has yet to become the life of the condo party.
One exception is Pier 23, a 2-year-old luxury condominium consisting of 23 units just off U.S. Highway 98 at the outer edges of Navarre.
“Pier 23 is not your typical condo development,” says Jennifer Neumann, on-site manager of sales and rentals. “It provides an intimate atmosphere that gives an exclusive sense of community.”
Residents of Pier 23 are treated to luxurious amenities as well as some of the highest-rated construction features available. Due to its proximity to the water and risk of hurricane damage, the architects and engineers focused on meeting or exceeding building codes, ensuring lowered insurance coverage costs. Wind-borne debris and impact-resistant windows and doors can stand up to wind speeds of up to 140 miles per hour. A seawall provides a barrier against erosion to the foundation, and residential units are elevated above a surge-resistant parking garage.
These are only a few of the state-of-the-art construction measures implemented by DAG Architects, which planned Pier 23.
Functionality, however, is not the only draw. Beachfront views are available from each balconies, and private access to the sound is available. For days of poolside lounging, Pier 23 offers the convenience of a waterfront swimming pool.
Once through the gated entrance, condo owners have the option of parking their cars in private garages or in the covered parking area available to all residents. Further enjoyment of its waterfront positioning can be found in the nearby pier and boat slips available to residents.
Exterior aesthetics were seen to by the designers. Hardi-cement siding and stucco in a harvest color palate of cinnamon, pumpkin, and beige are offset by crisp white wood balconies, awnings, and trim.
Attention to detail doesn’t stop at the threshold. Nine-foot ceilings impart an airy quality to the units, whose three bedrooms and three baths boast features like crown molding and porcelain tile flooring. Each master bath is equipped with a Jacuzzi tub and separate shower, while the master bedrooms have walk-in closets. Stainless steel appliances and granite countertops lend additional shine. High-speed wireless Internet access keeps owners connected to the world outside the confines of their walls.
Rental rates vary by season but can range from $150 to $225 nightly all the way to monthly rates from $3,000 to $4,000.
The units themselves are available in four floor plans and sell for prices starting at $280,000, while the more spacious floor plans can reach $650,000 fully furnished. Climate controlled storage units are available for $15,000, and both boat slips and private garage units are sold for $25,000.
Independent real estate agent Amy Lee Fooladi says, “I’ve had a ton of inquiries regarding the Pier 23 Condominiums, and that page on my Web site is one of the highest ranking. The location and amenities make the Pier 23 condos perfect for anyone looking for a primary residence or second home.”
Coldwell Banker agent Michael Simpson agrees.
“Pier 23 is a great place to live and enjoy the water. There’s a pier with boat slips and a pool overlooking the sound.”
